STANFORD Members of Stanford's cheap overnight tramadol committee continued discussions about the possibility of a town center during the committee's regular meeting on Monday. This was the first meeting held since the committee walked out of a meeting in September due to concerns that councilwoman Virginia Stern's presence in the audience could be viewed as an illegal quorum of the five person town board. Supervisor Dave Tetor and councilwoman Joyce Hadden sit on the cheap overnight tramadol committee. The Nov. 26 meeting was business as usual as the committee reviewed various housing scenarios that a town center could bring. The concept of a town center was a key finding of three town committees, which looked at Stanford's master plan, zoning cheap overnight tramadol and housing needs, said Tetor. In their research and during discussions with the community, the committees found that there needed to be more affordable housing to meet the needs of senior citizens, young people and families in the town. "They work here. They should be able to live here," Tetor said. "We want our senior citizens to be able to stay here." By creating a town center, the town hopes to attract townhouses, senior citizen housing and a range of other homes to serve the rural community of about 3,750 people. If the idea moves forward, an approximately 75 acre block of land along Route 82 would be designated as the town center. Scenarios presented by Neil Wilson, the town's planning consultant, showed various housing densities of four units and six units per acre in the town center, which could create several hundred more housing units. The town currently has about 1,700 housing units, according to the U.S. Census Bureau. By promoting growth in a town center area, it would discourage developments exploding or sprawling across other areas of town, Wilson said. The next step in the process will be an engineering feasibility study, he said. The town will be looking for grant money to pay for part of the process. "The key to developing it (the town center) is central water and sewer," Wilson said. As the town looks to encourage growth in one area, committee member Tom Angell said Monday he'd like to see what it would take to maintain viable farming land in other areas of town. Conservation easements have been used in some areas, and Angell said he'd like to learn about other possibilities for protecting farm land. Tetor said the town will be looking at how other communities have successfully created and developed town centers. Any zoning code changes will have to go through public hearings. Committee members will discuss draft legislation for a town center at the next cheap overnight tramadol meeting, set for Dec. 17 at 7 p.m. at town hall.
